It is a requirement in NSW that any property offered for sale or lease is required to have a pool barrier inspection.

We carry out Certification work as defined in section 4 of the building development Certifier Act, with our qualified Pool Inspectors.

  • If the Pool barrier is compliant, you will be issued a certificate under the Swimming Pool Act 1992 Certificate 22D.
  • We carry out pool rectification works up to the value of $1000.00.
  • We will require written evidence of the date the pool was constructed otherwise it will be assessed under AS 1926.1-2012

What happens if your pool or spa does not meet the requirements?
You will be issued with a Certificate 22E under the Swimming pool act 1992. This will identify the issues that need to be addressed prior to a Certificate of Compliance being issued.

Can I request a pool safety Barrier inspection in Sydney to check the barrier meets the relevant requirements?
Yes, we also carry out inspections under 22C of the Swimming Pool Act 1992 to determine whether your pool barrier meets the relevant legislative requirements.

When selling the property, can the sale proceed without a compliant pool? A certificate of non-compliance (22E Report) must be provided to your solicitor or conveyancer. The purchaser then has 90 days after settlement to rectify any non-compliance issues. The 22E report can be obtained through you pool inspector.

What is the difference between a 22D, 22E and 22C Report?
22D – Pass
22E – Fail
22C – Provided at the client’s request, to check if a pool barrier is compliant.
